Sentry Management Corporation provides financial statements and reconciled bank statements to the Board each month. This, in conjunction with easy access to property managers and accounting personnel, insures that the Board is always up to date with respect to the financial status of the association.

Banking
All association operating and reserve accounts are held at Community Association Banc, a division of Mutual of Omaha Bank. Community Association Banc (CAB) is uniquely dedicated to providing comprehensive banking and financial management services to homeowner associations and other common interest communities. All accounts at CAB are interest bearing and fee free. In addition, CAB offers CDARS and loan programs to the associations.

Collection of Assessments
Sentry Management offers several different payment options for homeowners including online payment and automatic electronic payment. Sentry’s full-time accounting staff insures that receipts are processed quickly, posted accurately, and that past due balances are addressed immediately. Sentry adheres to a strict schedule of collection procedures with respect to past due balances and makes every effort to collect those balances without involving an attorney.

Accounting Software
Sentry Management utilizes Village Management Software (VMS) for all association accounting functions. VMS was created specifically for homeowner associations and is constantly being improved to suit the needs of associations. VMS is fully integrated with Community Association Banc, so unit owner payments received by CAB are uploaded to VMS the next business day and the potential for human error in the posting process is virtually eliminated.

Accounts Payable
Sentry Management employs a strict system of internal controls and procedures to insure that vendor payments are accurate and made in a timely manner. No payment is ever made without approval of the property manager.

Our Facilities
Sentry Management maintains a 9,500 sq. ft. office, conference room, and warehouse facility in Manchester, NH. All facilities are fully equipped with state-of-­the-­art telephone, copier and facsimile equipment; as well as all offices' computer systems operating identically by way of telecommunication software, thereby ensuring consistency of reporting and disbursement, as well as ease of information exchange.

Site & Maintenance Management

Sentry strives to implement maintenance programs that will maximize appearance and minimize cost. Sentry will initiate programs with the current budget and associations’ needs in mind. The property managers will perform routine site inspections to review the property.

A Skilled Team
Maintenance is handled by a staff of over twelve trade personnel of various disciplines supervised by a manager. They handle service and maintenance requests which are communicated in writing by Property Managers. Their hours are charged directly to properties being serviced via weekly time cards.

Quality Control
Sentry’s maintenance crews are subdivided by task according to specialization of talent (i.e. tenant facility repair, building maintenance, systems maintenance, parking control). Sentry’s maintenance shops are fully equipped for any job from the most simple repair to a full tenant "fit­up". Under the watchful eye of the Project Maintenance Manager, quality control is maintained as well as efficiency.

Property Improvements
Because Sentry represents years of experience, you will benefit from sage advice on distributing extra revenues. Sentry will let you know when it is necessary to make capital improvements on the properties on a weekly and monthly basis. Sentry will also be alert to budgetary constraints.
